Plan Updates and Upcoming Meetings

​At the July Board of Commissioners hearing, the rezoning application for the Spivey Lake project was given a two cycle deferral to provide more time for discussion with the community and make enhancements to the proposed site plan.  Our team has since been hard at work meeting with many people in the community to hear their thoughts and ideas about the project, and making many revisions to the proposed plan based on feedback from the community and DeKalb County’s Planning Department.  
 
As we prepare to re-submit a revised application, we wanted to provide a summary of the changes that have been made and incorporated into the plans thus far.  You can also see more detail about these changes in the presentation below.
  • We heard many in the community express a desire for the homes to be for-sale (not for-rent), and we have revised the plans accordingly to make this a for-sale community. Homes will be sold to individual homebuyers. 
  • We heard a desire for less density and have reduced the number of homes from 228 to 174, which is a reduction of 54 homes. 
  • To address potential traffic concerns by Otello Ave and Jolly Elementary, we have removed all homes in the Northwest parcel.
  • To keep the homes more consistent with those nearby, we have removed all triplexes from the plan.  Single family detached homes now comprise over 50% of the homes, with the remaining being single family attached homes.
  • To provide a greater diversity of housing, 17 of the homes will now be slightly larger, between 1,700-1,900 square feet. Additionally, no home will be under 1,000 square feet.
  • To provide a gentler transition to neighboring properties and respect the privacy of the adjacent neighbors, we have increased the buffer along the perimeter of the site to 40 feet (up from the required 20 feet initially proposed).  In addition, only single family homes will be along the perimeter of the site, and no homes will face Norman Road.
  • To provide more traditional parking options, we have added 40 slip drive parking spaces and 68 detached garage parking spaces.

We will be back on the zoning calendar in October and November with a Community Council meeting on 10/19, Planning Commission hearing on 11/4, and the Board of Commissioners hearing on 11/18.
